Our aim is to find you the perfect property to suit your requirements with the minimum of hassle. If you are looking for a terraced 2-bed or 3-bed house to rent in Nelson, Burnley or Brierfield, then we can help you.

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Application and Right to Rent checks

We will need get some details from you in order for you to make an application to rent a home. One of our members in the admin team will get these details from you and they will also complete a tenancy application form with you. Some of the details that we require is your National Insurance number, your present Landlord and agent (if applicable) and your previous address up to 6 years. You must also provide proof of a bank account and proof that you are currently on housing benfit. As of 1st February 2016 we must follow the right to rent immigration checks. In order to comply with this scheme we require ID from prospective tenants and all adults that will occupy the property. We are required by law to check these, get copies and keep them for checking by authorities. We will let you know what information is needed as per the Government Guidelines. Once we have acquired all the relevant information we will contact you and walk you through the application step by step before any final decisions are made.

Handover of Property

Once you are fully happy for us to proceed , we will then draw up all the necessary paperwork and liaise with you to establish a suitable move in date. We will ask for agreed rent in advance before the move in date. We will take meter readings on the move in date and all Utility companies including gas, Electricity, Council tax and water rates are informed, in respect of all charges of occupancy. There will be an admin of £130 per application that will need to be paid when the tenancy agreement is signed and the keys are handed over to the tenants. This price includes VAT. The admin fee is for undertaking financial and employment references, previous landlord reference, obtaining a guarantor and a personal reference (if required) and for drawing up the AST agreement.

References

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Housing Benefit

If you are on housing benefit and this does not pay for the full amount of the rent that is due then it will be the tenant’s responsibility for paying off the difference. We require this difference to be paid into our bank account via standing order. If for any reason your housing benefit claim is suspended during the tenancy then it will still be your responsibility to make the rent payments on time. Please inform us as soon as possible if this happens so that we can sit down with you and agree what payment you can make on the payment date if you are in difficulty of making the full rent payment. If you are not on housing benefit then we will require the rent to be paid into our bank account via standing order.

Rent Payments

Rents are normally quoted weekly, and payable for each 4 week period in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company client bank account.

During The Tenancy

Repairs

Should any repairs need attention please ring us and we shall get our affiliate company, Biometrix Limited to come over and see what work needs to be done. Please contact us on 01282 882699. Under no circumstances are you to do the repairs yourself or get someone else to do it for you than us or one of our affiliate companies. All repairs that need attention have to be reported to us and you must ring the main office line mentioned above.

Property inspection

We undertake periodic inspections of the property, whilst at the same time respecting the current tenants privacy.

Checking out - Moving

If you are not happy in the current property, please discuss this with us and we may be able to move you to an alternative property. When you wish to leave, please give us the required notice. When you check out we will meet you at the property and check to ensure the property has been left clean and satisfactory.
